A point cloud is a large amount of data about a physical object, obtained by laser scanning or photogrammetry, and allows you to create three-dimensional representations.
Point cloud files provide high detail of both internal and external elements of a construction site and / or territory such as a digital impression of architectural forms, engineering systems, accurate recording of all deformations etc.
The point cloud BIM allows users to optimize the design process, quickly make adjustments and get the most accurate information about the technical condition of the construction site.
This technology is usually used in the tasks of reconstruction, restoration or technical re-equipment of enterprises. Point Cloud data is used for subsequent design and development of BIM models. At the same time, the data array can be presented in both 2D and 3D formats.

A point cloud is a collection of geometric data that consists of an array of points in a three-dimensional coordinate system. These points are specified by coordinates X, Y, Z and define the geometric surface of the object inside and outside.
Point cloud files can be integrated into design drawings using them as reference points. This allows users significantly reduce the design time and at the same time avoid errors associated with the human factor. If necessary, it is possible to insert additional models into such drawings.
Today, the main technologies for obtaining point cloud files are:
Laser scanning is 3D scanning of buildings and structures inside and outside using specialized scanners of different ranges. An example is Figure 1.
Photogrammetry is a technology of space, aerial and ground imagery, which, when processed, allows to obtain an orthogonal projection with photorealistic structures. An example is fig. 2

Photogrammetry method is always available whereas with 3D laser scanning method sometimes difficulties occur during instrument installation (3D lazer scanner) stage. In cases where there is no sufficient access to the object, it is possible to combine the results of photogrammetry and laser scanning into a single point cloud.
After completing scanning and / or surveying the object, specialists process the obtained material and create a 3D representation of the object's point cloud for subsequent design and development of BIM models.
